A penthouse on Carrera 43A in El Poblado sold for 2.8 billion Colombian pesos at public auction on July 5, the highest single residential transaction recorded in Medellín this month.
Auction clearance rates across the city reached 68 percent in the first ten days of July, up from 54 percent in June, as more owners listed properties amid stable interest rates from local banks. The result arrives while foreign buyers from Miami and Madrid continue to target Medellín units, pushing competition in premium segments.
The property sits three blocks from Parque Lleras and within walking distance of the El Poblado metro station. Nearby listings managed through the Cámara de Propiedad Horizontal in Comuna 14 showed average bids 12 percent below the final hammer price. Developers tied to the Envigado urban renewal program watched the outcome closely, as several comparable towers there face similar auction timelines next month.
Registry data from the Oficina de Instrumentos Públicos logged 47 residential auctions in Medellín during June, with a median sale price of 1.05 billion pesos. The Carrera 43A unit exceeded that median by 167 percent and set a new square-metre benchmark of 18.4 million pesos inside its building, according to the same filings.
Agents at local firms now advise owners in Laureles to review recent sales comps before setting reserve prices ahead of August auctions. Prospective buyers can access updated listings through the municipal property portal or attend the next scheduled session at the Palacio de Exposiciones on July 18.
