Envigado Property Deals Surge After Metro Extension Opens This Month

Property sales in Envigado rose 22 percent in the first half of 2026 after the South Metro extension reached the suburb on 3 July.
The new line and the widened Autopista Sur viaduct cut travel time from Envigado to the Medellín city center from 35 minutes to 18 minutes. Investors now target the suburb because the upgrades connect it directly to the existing Metro system and to the planned Parque del Río green corridor.
Local projects driving demand
Buyers focus on blocks near Parque Envigado and the new metro station at Carrera 48 with Calle 10. The Alcaldía de Envigado opened a mixed-use development on the former textile site at Calle 50 in March, adding 420 apartments and ground-floor retail. Empresas Públicas de Medellín also began work on a new substation at the intersection of the Autopista and Carrera 43 to support higher density.
These sites sit inside the official growth corridor defined by the Medellín 2030 land-use plan, which reserves the area south of the river for higher-density residential and commercial use.
Prices and transaction data
Apartment asking prices in Envigado averaged 5.1 million Colombian pesos per square meter in June, up from 4.3 million pesos a year earlier, according to Cámara de Comercio de Medellín figures released on 8 July. Three-bedroom units near the new station now list between 380 million and 520 million pesos. Sales volume reached 1,240 units in the first six months, compared with 1,015 units in the same period of 2025.
Developers report that 70 percent of the units released at the former textile site sold within eight weeks of the metro opening. Local agents expect prices to climb another 8 to 10 percent by December if the remaining stations on the line open on schedule.
Prospective buyers should review listings through the Envigado Cámara de Propiedad Horizontal portal and visit the new station area before the next price adjustment scheduled for September.
